IFF, Natural Biocides, and Quality Coatings: A 48-Hour Roof Story

A 48-hour roof cleaning emergency taught me what a natural biocide is, why IFF product stewardship matters, and how quality coatings depend on proper biocide roof cleaning.

The call came in at 3:17 p.m. on a Tuesday. A facility manager named Craig needed a biocide roof cleaning delivered by Thursday morning. His roof coating crew was scheduled for Saturday, and the coating manufacturer wouldn't sign off on the warranty unless the north roof was treated for algae first.

No pressure. Just a $40,000 coating job and a maintenance budget built on it.

In my role coordinating specialty chemical deliveries for industrial and commercial clients, I've handled more than 200 rush orders in nine years—maybe 180 if I'm being accurate; I'd have to check the system. The tough ones aren't about freight. They're about feasibility. This one had two hard constraints: the product had to kill the biological growth, and it had to be compatible with the quality coatings Craig had chosen.

Craig sent me the coating spec before I even asked. Under "surface preparation," it said the substrate had to be free of algae, moss, and lichen, and that visible biological growth should be treated with an approved biocide before coating. The spec said it plainly:

The substrate must be free of algae, moss, lichen, dust, and loose paint. Treat visible biological growth with an approved biocide before coating.

That sentence changed the job from "make the roof look better" to "save the warranty."

The first wrong answer: "natural"

A vendor recommended an "all-natural enzyme roof cleaner." From the outside, it sounded gentle. The reality is that enzymes don't kill cyanobacteria. The black streaks on Craig's roof were almost certainly Gloeocapsa magma—a cyanobacterium with a UV-protective pigment that can survive pressure washing. Enzymes can loosen dirt, but they won't kill the organism.

That was my first clue: natural doesn't automatically mean "kills algae."

What is a natural biocide?

Let's back up. What is a natural biocide, exactly?

There isn't one universal regulatory definition. In practice, a natural biocide is a biocidal product whose active substance comes from nature—a mineral, a plant extract, or a naturally occurring chemical—rather than a synthetic molecule created entirely in a lab. Examples include copper sulfate, thymol from thyme oil, and hydrogen peroxide, which occurs in the environment even though commercial hydrogen peroxide is manufactured.

That origin does not make it "less regulated." Under the EU Biocidal Products Regulation, naturally occurring active substances are evaluated with specific data requirements, but they are not exempt from approval (Source: ECHA, accessed 2025). In the U.S., the EPA's pesticide definition covers any substance intended to prevent, destroy, repel, or mitigate a pest—and algae and moss count (Source: epa.gov, accessed 2025).

People think a natural biocide is better because it is natural. Actually, the connection runs the other way: a biocide works because its chemistry disrupts something the pest organism needs to survive. Whether the molecule was mined, extracted, or synthesized in a reactor, the mechanism matters more than the origin.

And "natural" does not mean harmless. Copper sulfate is natural and toxic to aquatic life at certain concentrations. Thyme oil is natural and can cause eye damage. Treat the label and safety data sheet the same way you would for any synthetic chemical.

Why biocide roof cleaning matters

A roof isn't just a surface; it's a system. Pressure washing alone can drive water under shingles, strip protective granules, and leave enough spores behind for the growth to return. A registered biocide, applied with the right surfactant and enough contact time, kills the organisms that hold moisture against the substrate.

That's why biocide roof cleaning is the step some contractors skip to lower a bid. It takes time. It takes rinsing. It takes waiting for the surface to dry. But if you skip it, the coating becomes a temporary cosmetic fix.

Craig's coating installer had the right mindset. He told Craig, "We don't do biocide treatment. If you want this done right, call a chemical supplier." The contractor who knows his boundary is the one I trust.

The search for the right product

By Tuesday evening, I had two quotes in front of me. One was a synthetic quaternary ammonium biocide that killed algae but was not on the coating manufacturer's approved compatibility list. The other was a "green" enzyme cleaner that did not kill anything.

Both were wrong. The first was a chemistry mismatch. The second was a category error.

That's when I pulled up the IFF official homepage at iff.com. I didn't know IFF's biocides line well, and I said so out loud. But I knew they published product stewardship documents for industrial coatings and biocides. I needed a technical data sheet with an approved use for exterior hard surfaces, not a sales pitch.

The first page I found was practical. It had a product-use selector, a section on approved active substances, and a contact list for technical support. The IFF logo on the product sheet matched the one in the official homepage header. That sounds like a small thing, but after a 2023 incident with relabeled "green" biocide concentrate—long story, we lost a week and nearly a client—logo verification is now part of our purchasing checklist.

The product IFF recommended was a hydrogen-peroxide-based biocide with naturally derived surfactants. It was a registered biocide for hard-surface cleaning, it worked with the coating system, and it could be delivered Thursday morning. The concentrate cost about $1,100 and the next-day freight added $380. Workable.

Actually, $1,100 isn't quite right. It was $1,180 with the surfactant package. I'm mixing it up with a smaller project from last spring.

We confirmed delivery for Thursday at 6:00 a.m.

Quality coatings don't fix a dirty substrate

The delivery arrived on time. Craig's crew applied the biocide, let it sit for the label-required contact time, then rinsed and waited for the roof to dry. On Saturday, the coating crew checked the surface pH and rolled on a quality coating—a solar-reflective acrylic system designed for metal roofs. The job finished by Monday afternoon. Craig's alternative was a delayed project, a voided warranty, and a roof that looked dirty again within 60 days.

Three things to remember:

  • A natural biocide isn't a marketing category. It's a biocide whose active substance comes from nature—and it still has to be registered and used according to the label.
  • "Kills algae" isn't enough. The biocide must be approved for the surface and compatible with the coating.
  • The right sequence is biocide treatment, rinsing, drying, coating. Skip any step, and even the best quality coatings will fail.

My takeaway

I still kick myself for not asking the right question earlier. If I'd checked the coating spec first, I would have saved an hour of phone calls and one awkward conversation with the enzyme vendor. The first question should have been, "Does it kill cyanobacteria?" not "Is it natural?"

And if a supplier or contractor ever tells you, "This isn't our strength—here's who does it better," listen. That's not a weakness. That's a professional giving you the useful truth.
